Parts of Grand Rapids has gone through gentrification and the west side has been up and coming for a few years now so as it continues to grow, it only makes sense to add some new living spaces.

WOOD-TV reports that a new apartment building on Leonard St. will begin construction this summer. The former YMCA building [and later The Geek Group building] will soon become Victory on Leonard, a $14.6 million housing development. The building will be converted into studio, 1-, and 2-bedroom apartments -- 119 units total.

...each apartment will have a bike storage space, “really good” amenities, lots of windows to provide natural light and a balcony.

These new apartments will embrace the "tiny living trend" so each apartment will range from 338-sq. feet to only 792-sq. feet. But smaller apartments means smaller rent compared to other places in the area. Depending on the size of the unit, rent will be anywhere from $930 to $1,500/month.

The bottom floor will reserve 1,800-sq. feet of space for retail shops. In addition, Victory on Leonard plans on having the most charging stations for electric cars in Grand Rapids. They're also working with The Rapid to provide a covered bus area for those who rely on public transportation; which will be especially helpful during the Michigan winters.

A co-developer for the project told WOOD-TV that demolition is expected to begin in the middle of April and construction starting sometime in June. The entire development should be completed and ready for residents in summer 2022.

Victory on Leonard will be located at 900 Leonard Street NW. Renderings of the new space can bee seen here.
